Property finances in Sierra Leone

Rental income in Sierra Leone is taxable, and landlords and agents are expected to keep records that show what was collected, what was spent and what tax applies. In practice, many portfolios are run on receipts books and messages, with rent paid in advance for a year or more, deposits held for long periods and repairs paid in cash. That works until an owner asks for a statement, a tenant disputes a deposit or the NRA asks how much rent was received.

Frequently asked questions

We collect rent a year in advance. How should that be recorded?

Advance rent should be recorded when it is received and allocated to the period it covers, so owner statements and tax returns show the right figures. We set this up for each property.

Can you prepare statements for owners who live abroad?

Yes. Many property owners in Sierra Leone live overseas. We prepare clear statements of rent, costs and balances that you can send to them each period.

Do landlords in Sierra Leone pay tax on rent?

Yes, rental income is taxable. How the tax is calculated and paid depends on whether the landlord is an individual or a company and on the arrangements with tenants. We work out the position for each owner.

Can you handle service charges for a building with several units?

Yes. We record service charge income and building costs separately, so you can show each owner and tenant what was collected and how it was spent.

Do you work with developers renting out new units?

Yes. We can keep the rental records for completed units alongside the accounts of the development company, so both are in order.
